General Conditions of Lease Agreement

Contract, payment
The contract between the tenant and the landlord is complete when the signed contract by the tenant is returned to the landlord. The rent shall be stated in the contract. If the signed agreement or the payment of the rental is not received by the date agreed with the landlord, the tenant may be evicted without further notice and without compensation and the landlord may lease the property for other purposes.

Transfer of the leased property, complaints
The leased property is transferred to the lessee in a clean and contractually agreed condition. Should defects be present at the handover, or the inventory is incomplete, then the tenant must notify immediately the key holder or landlord. Otherwise, the property is handed over in perfect condition. Should the tenant enter the property after the beginning of the tenancy period, or decides not to rent the property, the full rental amount is still due and payable.


Careful use
The tenant agrees to use the leased property with care, observe the house rules and be considerate to the other residents and neighbors. If there is any damage or needed repairs, the landlord or key holder must be informed immediately. The property must be occupied by no more than 6 people. Sub-letting is not allowed. The tenant is responsible for ensuring that their roommates meet the obligations of this contract. If the lessee or roommate(s) are in default of the obligations of careful use of the premises, or the apartment is occupied by more than the contractually agreed number, the landlord or key holder may terminate the contract without notice and compensation.

Return of the leased property
The property is to be vacated on time, and in good condition, with original inventory. (remove bedding, dishes washed, waste disposed of). For damage and missing inventory, the lessee is liable to pay compensation to the landlord. To avoid any discrepancies, it is important for the tenant to do a walk through of the premises, with the return of the keys to the apartment with the key holder or landlord.

Annulment of Contract
If the tenant cannot commence the use of the contracted premises , he has to notify the landlord as soon as possible. The tenant remains liable for the rent unless another lessee is possible during the intended length of stay. If the lease of the premises is not accepted on the date agreed, or is terminated prematurely later, the whole rental amount is owed.

Liability
The Landlord shall ensure that the reservation is correct and shall fulfill the contractual performance of the lease agreement. The tenant is liable for any possible damage caused by him or his roommates . The tenant and any roommates shall be indebted for the amount of the damage.
